When we attempted to have realtors provide us with leads by using unique parameters to search for properties, we were continuously bombarded with many useless, time wasting property lists that did not fit our criteria.  After becoming licensed real estate persons ourselves, we wrote our own program that will look at an area and spit out the most likely 5, 10 or more properties, where the seller would most likely accept OUR flavor of offer. 

When pulling comparables from the MLS, we continually had problems pulling comps that were right in the areas we were looking at.  How would you like to be able to automatically pull comps based on their distance from the target property,  In other words, "Show sold properties one mile from HERE."  (Or any distance from 100 feet to 100 miles).
